In any industry, processes constantly evolve. As processes evolve, pioneers within the industry adapt, consistently endeavoring to maintain a competitive edge. Risk-taking clients and consumers will heed the guidance of these industry leaders, and once proof of concept is validated, the broader marketplace invariably follows suit.

While not necessarily a new phenomenon, staging has swiftly emerged as one of the most pivotal and arguably indispensable aspects of preparing a home for sale.

What Is Staging?

As a real estate agent who’s founded a staging company, I know that staging is about far more than defining a space with the appropriate furniture arrangements. Yes, rooms look smaller when empty, and prospective buyers often struggle to imagine a home’s potential or see “the vision.”

Staging, at its core, seeks to resolve both challenges to help effectively sell homes faster and for higher price tags. However, buyers are becoming savvier, markets are proving more challenging and competitive, and the average run-of-the-mill approach to staging is no longer satisfactory to address the forever-advancing real estate market.

Home stagers must think like a real estate agent first and an interior designer second. Who are the most likely buyers? What are they looking for in a home? Why are they even looking for a new home? Only once these questions are answered can they put on their interior design caps. When prospective buyers open the door for the first time, what will instantly draw them in? What will inspire them to feel like they just stepped into their new home for the first time?

Avoid Generic Room Presentations Without Personality 

Of course, it is impossible to predict who the ultimate buyer or buyers will be, but you have to start somewhere to move in any direction, creative or otherwise. Home stagers and agents must remain sensitive to the diverse preferences of potential buyers to avoid inadvertently offending anyone. However, this sensitivity often leads many stagers to default to neutral colors, simplistic pieces and minimal accents. While these choices effectively define a space, they typically result in generic room representations that lack personality and fail to resonate with prospective buyers.

Playing It Safe Fails to Achieve the Spectacular

Today’s buyers have elevated expectations, seeking homes exuding charm, character, quality and distinctiveness – attributes that can only be achieved through unique and meaningful interiors. They want to feel like they’ve stumbled upon something truly special, worthy of their time, consideration and investment. Delivering this is a delicate balancing act made possible only by paying attention to the most significant and insignificant details. It is the distinctive and cherished knickknacks, the boldness or subtlety of the art, the interplay of drama and softness in the lighting and, above all, the home’s resounding energy that collectively leave an unforgettable impression.

Playing it safe fails to achieve the spectacular, while overt specificity risks exclusion. The intention is to appeal to the most likely pool of buyers. However, the primary goal is to sell quickly and for the highest price possible. Therefore, it is imperative to consider everyone, given that the buyer could be anyone.

You’re Selling a Lifestyle, Not Just a Home 

The real estate agent-interior designer mindset demands a deeper analysis beyond merely understanding buyer profiles, tastes and preferences. It requires a comprehensive grasp of what is being sold: not just a house but a lifestyle or the essence of living itself. Recognizing the expected function of each space is crucial, as it can vary dramatically from one property to another. Carefully examining the size, footprint, room count, natural light, condition and location will profoundly influence the necessary staging strategy. Therefore, properly representing every potential function of the home is paramount.

Questions like whether the buyer desires formal and informal dining areas or both and whether they seek formal and informal living spaces are essential considerations. Additionally, it is key to anticipate whether they require guest bedrooms, children’s bedrooms, or a combination of the two and assess the likelihood of individuals working from home.

The Nitty-Gritty: Custom Tailoring 

Understanding the buyer’s inclination toward hosting and entertaining regularly is critical. By delving deeply into these areas, the staging approach can be tailored to effectively showcase the versatility and potential of the property, ensuring that the experience of touring the home fulfills the aspirations of any prospective buyer, creating a vision of the ideal lifestyle they’re searching for.

Examples of Staging That Evokes a Lifestyle 

Knowing when to lean into cozy elegance versus formal simplicity, for example, sets one stager apart from another. Knowing when and how to showcase just the right reading nook ; seamlessly blending formal and informal living; including a showstopping man cave, a glamorous home office or maybe the perfect hangout is essential. There are certain moments that always stand out in each home. Conversational pieces, such as a one-of-a-kind midcentury modern chair in a study, adorned with just the right cozy but complementary throw pillow and blanket. An exquisitely made king-size bed with luxurious silky white sheets, a fluffy duvet and, of course, a blanket perfectly tousled at the foot of the bed that you can't help but want to wrap yourself in. A bold and beautiful foyer, with a gilded mirror and a firm yet sophisticated entryway bench that would make anyone to visualize themselves coming home from a long day's work and removing their shoes as they can finally relax. It’s the unforgettable moments that truly speak to buyers and help them imagine a space as though it is their own.

What to Look For in a Stager 

I must emphasize how critical it is to hire the right person for the job. Even though your real estate agent should have a Rolodex of stagers in their back pocket, it’s still your home, and you should exercise as much control over the process as you’d like. Homeowners can and should be a part of the selection process to find the best stager for their property.

The one-size-fits-all model simply does not work, given how important it is to ensure that your home stands out from the rest. The right stager impresses upon you a connection to your home and can instantly sense what is special and what needs to be highlighted, as well as what needs to be masked. They know specifically what direction to take and why that vision is unique to your home. Every space is different, and that difference needs to be meaningfully represented and properly expressed.

The Home, a Sanctuary 

Indeed, "home" should evoke feelings of sanctuary – a haven where family and companionship thrive, but also a refuge for solitude. It's a space for both life's celebrations and moments of mourning; for restful retreats and productive pursuits. Ultimately, a home is a tangible representation of one's identity and core values.

Export to presentation Error, We're having difficulity creating your presentation right now, Please wait a moment and try again.

While making Microsoft 365 online word to export powerpoint presentation, i am getting this error. I have tried everything but I am still unable to solve this error. I have the latest version of Microsoft 365 installed, and I have shared it with another user in the family group. They are able to create presentations on their laptop, but I am encountering the following error regularly: "Export to presentation Error, We're having difficulty creating your presentation right now. Please wait a moment and try again." Even i uninstall and reinstall microsoft 365 apps 3-4 times but its not helped in this case. What could be the issue? What am I missing to fix this? Please help.

I'm sorry to hear that you're having trouble when export documents with Office Online, and I understand your confusion.

Since you are using the online version, it is possible that there is an issue with your network environment that is causing you this problem.

You can try switching networks, or browsers , to check if you are able to create documents properly.

Note that documents created through the online version of Office are usually saved   in your OneDrive, and since OneDrive is undergoing data migration, this process may be accompanied by server instability, which may be the cause of your problem.

In addition, you can also try the following steps to further troubleshoot the network issue:

Try changing your DNS . Press Windows + R and type ncpa.cpl . Click on the name of the network you are now connected to open the Network Status window, click Properties , and then in the Network Properties window, double-click Internet Protocol Version 4 (TCP/IPv4). Manually set the DNS servers to " 4.2.2.1 " and " 4.2.2.2" and restart your computer to see if the problem can be resolved.

Reset the network . Press Windows + S and search for and run Command Prompt in administrator mode . In the Command Prompt window, enter the following commands one by one ( enter the next one after each line runs ).

Restart your computer once all executions are complete and see if the issue is resolved

Reset network settings . Tap Windows + R , type inetcpl.cpl , open Internet Options, click Advanced and check "Use SSL 3.0", "Use TLS 1.0", "Use TLS 1.1", "Use TLS 1.2", apply it and restart your computer to see if the issue is resolved.

Reset your proxy settings . Tap Windows + R , type inetcpl.cpl , open Internet Options, click Connections , tap LAN Settings , check if the Proxy column is checked, if so, uncheck it and select OK, restart your computer after applying to see if the issue is resolved.

 If the problem persists, please sync the latest progress with us and provide as much information as possible so we can help you.

Airbnb is introducing Icons, a new category of extraordinary experiences hosted by the greatest names in music, film, television, art, sports, and more. Icons let you step into worlds you’ve only ever dreamed of. Drift off in the Up house. Spend the night in the Ferrari Museum. Hang out with Kevin Hart. Today, we’re unveiling the first 11 Icons on Airbnb, with new experiences dropping around the world throughout the year.

“Icons take you inside worlds that only existed in your imagination—until now,” said Brian Chesky, Airbnb co-founder and CEO. “As life becomes increasingly digital, we’re focused on bringing more magic into the real world. With Icons, we’ve created the most extraordinary experiences on Earth.”

Here are the first 11 Icons we are unveiling:

• Drift off in the Up house – Sleep inside one of Disney and Pixar’s most iconic homes—and yes, it floats. You’ll explore Carl’s world in this detailed re-creation of his home, complete with more than 8,000 balloons, and located in the scenic red rocks of Abiquiu, New Mexico.
• Spend the night in the Ferrari Museum – Immerse yourself in the world of racing with a stay at the Ferrari Museum in Maranello, Italy. You’ll sleep on a bed crafted from the same leather as Ferrari seats, take a lap with Scuderia Ferrari ambassador driver Marc Gené, and head to Emilia-Romagna’s premier race as a VIP. 
• Step into X-Men ‘97 – Live like the X-Men as you stay in a 2D animated re-creation of Marvel Animation’s X-Mansion in Westchester, New York. You’ll discover your mutant abilities and even train in the Danger Room.

Icons are featured in their own category right on the homepage. Most Icons are free, and all are priced under $100 USD per guest. A countdown displays the time until each Icon goes live, and guests can request to book through the app. The lucky guests who are selected will receive a digital golden ticket, and more than 4,000 tickets will be available in 2024 1 . 

New features for group trips

More than 80% of bookings on Airbnb are group trips, but the app wasn’t designed for groups. That’s why we’re introducing new features that make planning group trips easier than ever:

Shared wishlists

You can now easily share your wishlists with others on your trip, inviting them to add homes, write notes and vote on listings. When you share listings with others, the app creates a wishlist with these homes.

New Messages tab

A redesigned Messages tab now allows everyone on a trip to message with the host in a group thread. The simplified design consolidates all guest, host, and customer support messages in one place, making it easy to search across messages. Reactions allow guests and hosts to respond with emojis, and AI-suggested quick replies help hosts instantly answer common questions.

Trip invitations

Once you book a trip, you can invite others to join you with digital postcards of your destination, illustrated by artists from around the world. Everyone joining the trip will get all reservation details including the full address, Wi-Fi password, and check-in instructions.

Upgrades for Hosts

The 2024 Summer Release also includes upgrades for hosts based on their feedback. We’ve expanded the earnings dashboard with interactive performance charts and automated earnings reports. Our updated Listings tab gives hosts more control when creating and editing a photo tour to showcase their space. We’ve also added a simple way to quickly switch between the guest and host sides of the app.

Worldwide rollout starting today

Icons and new features for group trips are available starting today. Upgrades for hosts are available today by enrolling in Airbnb Early Access in the app.

2 states where home prices are falling because there are too many houses and not enough buyers

• Despite a US housing shortage, Florida and Texas have too much supply, Redfin found .
• The states accelerated construction to take advantage of pandemic-era demand.
• But many are now priced out, while Florida's rising insurance costs are pushing down demand.

A lack of US housing has fenced off most would-be buyers, but two states are dealing with the opposite problem — an overflow of homes.

Redfin has found that properties in Florida and Texas are stagnating on the market, as demand is shifting away from these areas.

Cape Coral and North Port, Florida, saw the country's biggest surge in homes for sale, with volumes up about 50% from a year ago in March. The number of homes also jumped 25% in McAllen, Texas, Redfin reported Thursday.

Both states have been building more homes than any other part of the US, in a race to make room for pandemic-era newcomers. 

"Two years ago, the North Port metro was one of the most competitive housing markets in the country because it was affordable for remote workers, and there was a shortage of homes for sale, but none of those things are true today," Eric Auciello, a local Redfin sales manager, said in the report.

Instead, buyers are now finding themselves priced out, and price growth has slid as a result. Of the country's 10 metros where sellers are most likely to slash listed prices, seven are in these two states.

"Out-of-town homebuyers no longer see Florida as a place to get amazing value," Auciello said. "Now they're moving to North Carolina or Tennessee to get a good deal. Many local blue-collar workers have been priced out of homeownership, too."

Adding to Florida's headwinds is a rising insurance crisis, with close to three-quarters of homeowners in a Redfin survey noting rising insurance costs or changing coverage. 

This has become a growing concern for the national housing market, as worsening climate risks amplify costs to insurance providers . A September study from First Street calculated that amid rising premiums and the loss of coverage in certain areas, home values could significantly erode.

"We're at an inflection point," Auciello said. "A hefty insurance bill isn't always a big deal for a luxury buyer, but it can be a really big issue for someone buying a waterfront home on a smaller budget."

Both markets are also exposed to the same strains as the wider housing environment. High mortgage rates, now at about 7%, are keeping many homeowners from upgrading to a better home.

Nationally, the stubborn mortgage highs caused new listings to fall 6% month over month in March, marking the biggest drop since January 2022, Redfin said.

Meanwhile, a shortage of homes has pushed the median US sale price 5% year on year to $420,357. That's only 3% below a record-high price of $432,496.

Victor M. Mukhin was born in 1946 in the town of Orsk, Russia. In 1970 he graduated the Technological Institute in Leningrad. Victor M. Mukhin was directed to work to the scientific-industrial organization "Neorganika" (Elektrostal, Moscow region) where he is working during 47 years, at present as the head of the laboratory of carbon sorbents.     Victor M. Mukhin defended a Ph. D. thesis and a doctoral thesis at the Mendeleev University of Chemical Technology of Russia (in 1979 and 1997 accordingly). Professor of Mendeleev University of Chemical Technology of Russia. Scientific interests: production, investigation and application of active carbons, technological and ecological carbon-adsorptive processes, environmental protection, production of ecologically clean food.

Schar School Students Shine at National Political Science Conference

In a notable showcase of academic excellence and scholarly engagement, students from the Schar School of Policy and Government made a significant impact at the Midwest Political Science Association (MPSA) Conference held in Chicago earlier this month. Despite its regional designation, the conference attracted some 5,000 attendees, solidifying its status as a premier national event in the field of political science.

Among the participants were two undergraduate and eight doctoral students from the Schar School, who distinguished themselves through their presentations of papers and posters. Their topics spanned a wide range of political science disciplines, reflecting the depth and diversity of research being conducted at the institution.

The presentations covered areas such as public perception of political events, the impact of Supreme Court rulings, the analysis of political disloyalty, community sponsorship in resettlement, and the intricate dynamics of global politics, among others.

The students' contributions were not only well-received but also highlighted their professional demeanor, analytical prowess, and engaging presentation skills. Their work garnered positive feedback throughout the weekend-long event, demonstrating the high caliber of mentorship and academic preparation they received at the Schar School.

In the days prior to the conference, student participants were invited to an afternoon workshop where several of their professors, experienced hands at presenting difficult material to a live audience, coached them during practice sessions. The fine-tuning paid off.

The Schar School representatives were “professional, poised, curious, and engaging,” said Associate Professor Jennifer N. Victor . “[They were] doing their best and getting good feedback on their work. I was proud to be their professor, mentor, and colleague at this important national political science conference.”

As the MPSA Conference continues to be a pivotal event for political science scholars nationwide, the participation of Schar School students not only enhances their own academic profiles but also elevates the school's reputation as a hub for innovative research and scholarly excellence.
